Often referred to as "variable media" agreements - here's City of San Jose (see section 17 - which is separate and in addition to other warranties): http://www.sanjoseca.gov/DocumentCenter/View/39361).
Proprietary materials is tough in any situation, currently I'm trying to do maintenance on an artwork with proprietary glass method and the fabricator has decided to retire and so future repair is in question. So a good lesson for future projects. I agree with Julia, asking artists for warranties beyond those of the manufacturer is unfair. I think your answer is somewhere in a mix of cost to upgrade/repair/maintain, artist's intent, obsolescence, and ensuring as much as possible the ability to do so without expensive interactions with a sole-source manufacture.

It was great seeing many of you in Minneapolis last week! A few quick questions from Austin Art in Public Places about warranties:
In your artist agreements, do you address warranties on artworks that include technology (such as sound, light, digital media) differently than artworks in other media (stone, metal, murals) and, if so, how?
What about artwork that includes new, non-standard and/or proprietary materials that may be affected by technology changes, or bring unexpected results such as color fading, or updated standards?
For what length of time do you ask artists to warranty their work once it is complete? Do you vary the length of time based on your sense of perceived risk?
Example language and general “lessons learned” advice will be much appreciated!
